House #1: Plenty of Space Outside City Limits

Here's the basics of House #1:

4 bedroom, 3 (full) bathroom ranch on a culdasac, outside of the city limits. Three bedrooms are on the same level, with a family room in the basement. A slider in the dining area opens to a deck overlooking wooded property.

However, note the white pole in the background. That is the radon reduction system, meaning that radon has been detected in the house at a level higher than what is considered acceptable in Illinois. However, the U.S. standard is incredibly stringent, meaning that even a small amount of radon in a house can mean the "need" for a radon reduction system.

Pros:
4 bedrooms! (and all decent sized)
Beautiful hardwood in kitchen/dining (doesn't show well in the pics)
Plenty of storage space
Main floor laundry
Master bathroom
Finished family room in basement
It's list price is $5K less than House #2 and House #3

Cons:
Smallish living room with no natural light
Smallish dining area (our current table will not fit with the leaves in place)
Location outside of city limits (i.e., city ordinances do not apply, and the schools can change from year to year)
It has been in the market for well over a year, in a housing market that moves pretty quickly.... why??? The radon?
Property includes wooded area with a ravine (and no fence)
